THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE
.1 The LESSEE will submit to a mandatory solvency/credit investigation at his expense, which must satisfy the LESSOR.
.2 Proof of employment must be provided within 3 days of an accepted promise to lease.
.3 The LESSEE will take out a civil liability insurance of $2,000,000 throughout the occupancy and provide proof thereof.
.4 A security deposit equivalent to one (1) month will be given as a down payment. This deposit will be refunded by the LESSOR to the LESSEE at the end of the lease if no damage has been observed to the property (including furniture and appliances). If during the inspection of the premises, by both parties one (1) month before the term, damage is found, other than normal wear and tear, the costs will be covered by the deposit and the difference, if any, will be given to the LESSEE with the invoice for the repairs.
.5 No subletting, Air BnB prohibited, nor assignment of lease permitted.
.6 The LESSEE agrees to remit post-dated checks to the LESSOR for the duration of the lease.
.7 The consumption and cultivation of cannabis in common or private areas is prohibited.
.8 Non-Smoking, including vaping.
.9 No animals without written authorization from the LESSOR.
.10 The LESSEE will return the property to the same level of cleanliness (other than normal wear and tear) as when first rented.
.11 The LESSEE will be required to pay for non-compliance with the by-laws, the declaration of co-ownership or any other costs caused by the loss of keys / remote control / chip.
.12 The LESSEE is responsible for the moving costs required and payable to the Syndicate of the co-ownership.
.13 All kitchen appliances must be returned in the same condition at the end of the lease, apart from normal wear.
.14 If the lease is not renewed at the end of the term, the LESSEE MUST allow ALL visits requests for all potential new tenants, for which 24 hours' notice will be given.
