The following must be included as clauses in any promise to lease application:

At the end of the lease, the property shall be in the same condition as it was on occupancy date, other than normal wear and tear. * Lost items, broken equipment and/or damages due to excessive usage, such as scratched or dented floors, damaged appliances, etc. shall be the lessee's responsibility and shall be fixed, replaced or repaired at the lessee's expense. * It is forbidden to sub-lease, reassign the lease without lessor's permission and satisfaction of new prospective tenant. * All sub-leases such as Air BNB for short term purposes are forbidden. * It is mandatory to have tenant's liability insurance throughout the duration of the lease. * The lessee agrees to pay any expense due to NS payments. * The lessee agrees to be solely liable for the lease and terms there within. * It is strictly forbidden to cultivate and/or consume Marijuana on the property. * Proof of civil liability tenant insurance and hydro required prior to possession. * The Lessor shall have the appliances inspected and delivered in good working condition prior to Lessee's mover-in date. There after it is understood the Lessee shall be responsible for any appliance repairs/service maintenance during the lease contract, apart from regular wear and tear from daily use, caused due to negligence or misuse and will have to deliver the appliances in good working order at the lease termination.
