THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE

.2 Proof of employment must be provided within 3 days of an accepted promise to lease.
.3 The LESSEE will take out a civil liability insurance of $2,000,000 throughout the occupancy and provide proof thereof.

.6 The LESSEE agrees to via eTransfer to the LESSOR for the duration of the lease.
.7 The consumption and cultivation of cannabis in common or private areas is prohibited.

.9 No animals without written authorization from the LESSOR.
.10 The LESSEE will return the property to the same level of cleanliness (other than normal wear and tear) as when first rented. It is the responsibility of the LESSEE to keep all filters clean (air exchanger, A/C unit, hood vent, dryer, etc.).
.11 The LESSEE will be required to pay for non-compliance with the by-laws, the declaration of co-ownership, any other costs caused by the loss of keys / remote control / chip or any damage done.
.12 All kitchen appliances must be returned in the same condition at the end of the lease, apart from normal wear.
.13 If the lease is not renewed at the end of the term, the LESSEE MUST allow ALL visits requests for all potential new tenants, for which 24 hours' notice will be given.
